If only is an expression that can be used to express regret or desire. For example:


Agents will wish:


If only my listings would sell.


If only my sellers would listen to me.


If only my buyers would make up their minds.

Buyers:


If only I had made an offer on THAT property.


If only sellers would be reasonable.


If only I could find the property that met my criteria.


If only, if only, if only..../


Sellers:


If only buyers would make realistic offers.


If only the prices of homes would go up.


If only buyers would appreciate what a wonderful property I have.
