Below are the numbers for the single family properties that closed escrow in June 2012 as reported through the CRMLS. I am also including the numbers for June 2003 and June 2006.
2003 was peobably the beginning of a rising real estate market. 2006 has pretty much been considered the peak.

As you can see, the numbers are not substantially different in up markets. the numbers are always influenced by the number of properties being offered for sale. At the present time, we are really experiencing a shortage of homes for sale.
