Monthly Median Prices - Year to Date 2010

As part of my tracking the real estate market, I post monthly median prices as reported through our CRMLS (formerly MRMLS).

Just a reminder. These numbers are derived from dividing the number of ales reported by 2. Median price is the price at the halfway point. It simply recognizes that half of the transactions sold for more and half sold for less. The median number reflects the mix of properties sold. However, there does seem to be a fairly consistent trading range in the various communities. Those small communities with fewer properties being sold seem to have a wider swing in the median price.
